The Biggest Design and Insulation Mistakes Made in Apartment Entrance Doors

The Secret Behind Doors That Keep Breaking Down

In urban renewal projects or renovated buildings, apartment entrance doors are among the most neglected components. While contractors or building managements typically focus on the luxurious details inside the apartments, they tend to choose the most affordable option for the building's main entrance, judging it solely by the criterion of "visual harmony." Yet while an apartment door is opened and closed an average of 4-5 times a day, the main entrance door of a standard 20-unit apartment building operates at least 150-200 times a day. That amounts to enormous mechanical fatigue.

It is no coincidence that a building door sags within a few months, slams shut violently, or whistles when the wind picks up; this is entirely the result of critical mistakes made during the manufacturing and material selection stages.

Weakness in the Hinge and Load-Bearing System

The biggest mistake is assuming that the standard hinges used on apartment doors will also do the job on building entrance doors. An exterior door fitted with heavy glass blocks, wrought-iron elements, or thick composite panels is quite heavy. The system that has to bear this load hundreds of times a day cannot be made up of standard pin hinges. In our projects, we use ball-bearing, extra-reinforced heavy-industrial hinges calculated according to the weight of the leaf. Otherwise, within a few months the door loses its alignment, begins to scrape against the floor, and prevents the lock from seating properly in the strike plate.

Resistance to Outdoor Conditions

If your apartment entrance faces directly onto the street, meaning you have no canopy or windbreak area, your door is the direct target of rain and sun. Doors with wooden or cheap PVC coatings cannot be used outdoors. Wood that absorbs rainwater swells, and a coating exposed to the summer sun warps and flakes off. In such areas open to direct contact, Compact Laminate or aluminum composite surfaces must be used. These materials are advanced-technology products that are water-repellent and offer a guarantee against fading under UV rays.

Insulation and Automation Compatibility

A building door that closes noisily is an absolute nightmare for the residents living on the ground floor. Poor-quality hydraulic systems (door closers) stiffen in the winter cold and fail to close the door, while in the summer heat the oil expands and the door slams shut with a bang. Using calibratable, upper-segment hydraulics that are resistant to temperature variations is essential. In addition, EPDM rubber gaskets must be applied flawlessly to muffle the impact sound between the frame and the leaf and to prevent the cold outside air from filling the building.

For smart intercom systems and password- or chip-based access, having concealed cable channels opened inside the door's framework during the manufacturing stage prevents the need to run ugly plastic channels along the sides of the door afterward. To protect your building's prestige, you must make sure that the company manufacturing your door has mastered these engineering details.
